Tank or tankless
A conventional tank is the lower-cost install and still the right answer for many homes. A tankless unit heats water only as it is used, never runs out, and frees a square metre of floor space, but it needs a larger gas line and the right venting, which is why the install cost is higher. Buying out a rental
Many Hamilton and Burlington homes still pay a monthly rental on a water heater that was paid off years ago, often inherited with the house from a previous owner. At $30 to $50 a month, a rental costs $4,000 to $6,000 over the life of a tank that would have cost a fraction of that to own. The contract usually allows a buy-out at a price that falls with the age of the unit, or you can have the rental removed and returned and an owned unit installed in the same visit.
